										<content:encoded><![CDATA[<h2>Challenge</h2>
<p>The Town assumed ownership of a former 1950’s elementary school. It sought how to possibly re-use the building for multiple tenants, including a relocated Town Hall, as well as an expanded library, Historic Society museum, a community kitchen, and co-workspace.<br />
Each option required different space lay-outs, and changed costs and revenues. Each option also had to consider the re-use of the existing buildings – historic but impractical town hall, seasonal library, and a limited-access museum.</p>
<p>The option of utilizing an acquired site and building a new multi-user building also needed to be considered. Due to the importance of the buildings, strong attachments to each, traditional town meeting format, all decisions and meetings were well attended and required detailed analysis and explanations by the ADG team members.</p>
<h2>ADG Solution</h2>
<p>A team of architects, cost estimaters and real estate market analysist forst provided need base information – including code and energy updates – then presented to several public sessions to give and get feedback.</p>

<p>A significant, iconic but unused historic building from the industrial past was suddenly scheduled for demolition. ADG was asked by the state Preservation Alliance to assemble a team to research the reasons against demolition and to offer sustainable, realistic re-development options, with costs and revenue projections. Due to weather and owner deadlines, the work also was fast-tracked, and was performed with significant public and media interest.</p>
<h2>Challenge</h2>
<p>Limited time and budgets, voluminous permitting issues, and history, adversarial histories, contrasting assessments, and many ideas for reuse that were based upon partial information. Demolition proceeding however, was not an option.</p>
<h2>ADG Solution</h2>
<p>Assembled a team of three re-development specialists in addition to core team. Partnered with Preservation Alliance, City staff, the utility and state permitting authorities. Presented three stages of updates – via Zoom – to large public audiences, and gained a consensus that permitted short term restoration to be pursued, indefinitely avoided demolition, and provided a costs-revenue path forward.</p>

<p>Incorporated in 1727, Newmarket is one of the last towns in New England established under the rule of King George I. During the eighteenth century, it grew to become an important center for the lucrative shipping trade, and by the early nineteenth century, a prominent commercial center and mill town. Unfortunately, like many New England communities, Newmarket’s manufacturing base declined throughout the twentieth century.<br />
However, beginning with the revitalization of its downtown and historic mill district in the early 2000’s Newmarket is undergoing an economic and cultural revival. To help channel this energy and further enhance the quality of life in Newmarket, the Planning and Zoning Department commissioned ADG to develop three visionary studies for the North, West, and South Gateways.</p>
<h2>Challenge</h2>
<p>Visualize development strategies at key Gateways that would help sustain the economic resurgence and guide future development to enrich the lives of all the Newmarket residents while preserving and enhancing those characteristics that defined the Town’s unique identity.</p>
<h2>ADG Solution</h2>
<p>ADG conducted a 360 Opportunity Assessment, examing Newmarket’s money, market, people, and place. Working closely with Town administration, planning staff, and critical property owners, the planning team conceptualized viable scenarios to help guide commercial, residential and recreational development in the coming decade.</p>

<p>The 2017 Federal Tax Cut and Jobs Act designated Franklin, New Hampshire, as an Opportunity Development Zone. Opportunity Zones were created to stimulate economic development and job creation by incentivizing long-term investments in low-income neighborhoods.</p>
<h2>Challenge</h2>
<p>Downtown Franklin is on the cusp of an exciting economic revival. Two transformative projects, Mill City Park, a planned white water recreation area, and the conversion of the historic Stevens Mills into luxury condominiums, set the stage for the sustainable re-development of the downtown and adjacent neighborhoods.</p>
<h2>ADG Solution</h2>
<p>Working closely with the FBIDC, ADG was asked to develop a marketing presentation identifying undervalued properties within the downtown that hold particular promise for a profitable revitalization. In addition to identifying key properties, ADG outlined potential uses and strategies for re-development within the Franklin Opportunity Zone.</p>
