About the Better Future Alliance, L3C

A Better Future is a future built on the principals of a vibrant, livable, and sustainable community.  A community that reflects its values, aspirations, and goals to attain a better life, meaningful work, life-long learning, fun, compassion, recreation, and growth.

The Better Future Alliance is an integrated team of subject-matter experts with experience in Economic Development, Community Planning, Site Design, and Architecture, all practiced through the lens of Sustainability.  A shared mission of enhancing communities in the New England tradition brings the Alliance members together.

Better Decisions

Communities – be they neighborhoods, campuses, towns or cities – are under enormous pressures.  Revenues are tight, demands are high, and the population is requiring more, but wants to pay less.  In this environment, it is difficult to see potential opportunities.  The Better Future Alliance can help in identifying these opportunities.

Opportunities exist for communities to get a better return from their existing assets and characteristics.  Under-utilized buildings and sites can become a source of new economic energy.  Attributes of a community – its population, infrastructure, culture and leadership – can be attractive to new investment once understood, acknowledged and communicated.

Better Outcomes

A well-designed community avoids reactionary, inefficient development.  Through a well informed and integrated approach, The Better Future Alliance creates development opportunities that actively attract appropriate investment.

Through our comprehensive skill sets we can help communities to discover and achieve:

  • Their most appropriate land use options.
  • A sustainable, vibrant economy.
  • Market-savvy re-use options – and redevelopment strategies  – for existing community assets: historic buildings, undeveloped lands, under-performing properties, and challenging sites such as brownfields, or older industrial buildings.
  • Housing opportunities including housing for families with walkable neighborhoods.
  • Distinctive, attractive community designs with a strong sense of place.
  • The preservation of open space, farmland, natural beauty, and critical environmental areas.
  • A variety of people-friendly transportation choices that include safe and reliable road and transit systems, with complimentary sidewalks, plazas and bike paths.
  • Better permitting:  Predictable, fair, and cost effective development decisions through communication, adopted standards, and incentives for smarter development.
  • Citizen and stakeholder participation in community decisions, to create a Better Future initiative that has staying power.

360 OPPORTUNITY ASSESSMENT

To be successful, a community-based asset must work both as a specific site, as well as within its community setting.

A 360 Opportunity Assessment is an innovative way of discovering and implementing a realistic, sustainable redevelopment option that works for you and your community, toward a Better Future.

We look at four core requirements for a better future simultaneously.

Four Core Requirements chart

The Better Future Alliance performs a 360 Opportunity Assessment in three phases:

THINK.  GET.  DO.

Credibility Assessment:  This is the THINK phase.  A first-cut assessment provides you with early-stage options, as well as providing you with a visually appealing vision that can be used to seek funding and as a marketing tool for possible end-users.

Feasibility Assessments:  This is the GET phase.  Once the key property’s reuse is credibly established, we then dig deeper.  We assemble the additional technical resources necessary for the new vision to become a reality.  Possible funding sources are sought, as key community properties are often eligible for grants, incentives or credit enhancements.  Additionally, we work to get you the community and marketplace support needed.

Project Implementation:  This is the DO phase.   A 360 Opportunity Assessment will be realistic, as we will work with you to make it real.  We can help you implement the 360 Opportunity Assessment , or under your direction, take the lead for successful implementation.

Why a 360 Opportunity Assessment works:

Efficient:  By having a core, integrated team for all degrees of the 360 Opportunity Assessment, we identify problems and opportunities early.  By working with you, your existing resources, and other trusted specialists as needed, we save you time and resources and remain flexible.  Should either the Credibility or Feasibility phase not discover a reuse that works for you, the 360 Opportunity Assessment ends without further expense.

Innovative:  We do more than assemble a production line of development skills.  Our 360 Opportunity Assessment involved all the disciplines in all of the core areas.  Designers have an input on community issues, planners contribute on market concerns, and economy developers weigh in on people concerns.  This team-sourcing fast-tracks a project, and introduces new and innovative ideas to the assessment.

Sustainable:  Improved transportation, green buildings, water conservation, reuse, and smart grid infrastructure are just a few of the technologies helping to achieve sustainable environmental development in cities.  We will ensure that whatever we discover with you, that the reuse will be sustainable environmentally, from an energy-use perspective, and be economically viable.
