About Project
A significant, iconic but unused historic building from the industrial past was suddenly scheduled for demolition. ADG was asked by the state Preservation Alliance to assemble a team to research the reasons against demolition and to offer sustainable, realistic re-development options, with costs and revenue projections. Due to weather and owner deadlines, the work also was fast-tracked, and was performed with significant public and media interest.
Challenge
Limited time and budgets, voluminous permitting issues, and history, adversarial histories, contrasting assessments, and many ideas for reuse that were based upon partial information. Demolition proceeding however, was not an option.
ADG Solution
Assembled a team of three re-development specialists in addition to core team. Partnered with Preservation Alliance, City staff, the utility and state permitting authorities. Presented three stages of updates – via Zoom – to large public audiences, and gained a consensus that permitted short term restoration to be pursued, indefinitely avoided demolition, and provided a costs-revenue path forward.
